VA home loan guide for Fort Meade PCS buyers - eligibility, entitlement, and local lender tips

Fort Meade VA Loan Guide: What PCS Buyers Should Know Before They Shop

If you have orders to Fort George G. Meade - or you already live near base and are ready to buy - a VA loan is often the strongest path into Anne Arundel County and nearby communities. This evergreen guide walks through eligibility, full entitlement versus county limits, funding-fee basics, appraisals and Minimum Property Requirements (MPRs) around Odenton-Fort Meade, and why working with a local VA-experienced lender can matter as much as the rate sheet.

By Scott Smolen | The Scott Smolen Team at RE/MAX Leading Edge

Scott has helped buyers and sellers in Anne Arundel County and the Fort Meade area since 1999. The approach is experienced and no-pressure: get the facts straight early, so you can shop homes with confidence - not surprises at the finish line.

This post is educational, not financial or legal advice. Confirm eligibility, entitlement, fees, and loan approval with a VA-approved lender, VA.gov, a VA counselor, and/or your finance office as appropriate.

Confirm eligibility early (before you fall in love with a house)

Scott's preferred first step for a PCS buyer using VA is straightforward: confirm eligibility before you get too serious in the house-hunting process.

That does not mean you cannot look online or even go visit a few homes. As a general rule of thumb, he likes buyers to have an opportunity to run their numbers in advance of finding a home so they know they are comfortable when the right place shows up.

Practically, that usually means:

  • Requesting your Certificate of Eligibility (COE) through VA.gov or through a VA-approved lender
  • Talking with a VA-experienced lender early enough to understand a realistic price range, estimated payment, and closing-cost picture
  • Building a short list of neighborhoods (Odenton, Crofton, Severn, Gambrills, Hanover, Laurel 20724, and other MD133 communities) without tying your timeline to a single listing

You can browse inventory anytime on the Fort Meade area homes hub and the Fort Meade BAH home search tool page - just keep eligibility and numbers a step ahead of writing offers.

Full entitlement vs. county loan limits near Fort Meade

One of the most common points of confusion for military buyers here is "loan limits." Scott's framing matches how VA describes full entitlement:

With full VA entitlement, there isn't a VA-imposed loan limit. The county loan limit isn't a hard ceiling on what you can buy around Fort Meade. Your lender determines how much you qualify to borrow based on your income, debts, credit, and the property's appraised value.

County loan limits become relevant when you have remaining entitlement - for example, if some entitlement is still tied to another home with a VA loan. In that situation, your lender should calculate your available entitlement and whether a down payment would be needed. There are other times when a spouse has not used any of their entitlement and that can be an option as well. These are scenarios that an experienced, local lender is able to walk through.

When remaining entitlement applies, lenders often look to the FHFA one-unit conforming loan limits for the property's county. Figures already used on our 2026 Fort Meade BAH rates post:

CountyFHFA 2026 one-unit conforming limit
Anne Arundel County$832,750
Howard County$832,750
Prince George's County$1,249,125

Laurel and Hanover mailing areas can cross county boundaries. Use the property's actual county, not only the city name or ZIP, when reviewing entitlement and taxes. Full entitlement still means VA does not impose a county loan limit; your lender must approve the loan on finances, and the appraisal must support the deal. Confirm remaining entitlement on your COE with a VA-approved lender.

VA funding fee basics (purchase)

Most VA purchase loans include a one-time funding fee, which can often be financed into the loan. Per VA.gov (and the table already published on our BAH rates post), purchase funding-fee percentages are:

Down paymentFirst useSubsequent use
Less than 5%2.15%3.3%
5% or more1.5%1.5%
10% or more1.25%1.25%

If you receive VA disability compensation, you are typically exempt from the funding fee. VA lists other exemptions as well (including certain active-duty Purple Heart recipients). Check your situation on VA.gov or with your lender - do not assume either way.

Funding-fee rules and exemptions can change; treat the table above as a snapshot aligned to our live BAH post, and verify before you lock numbers.

Many Fort Meade buyers use a VA loan while still serving. Confirm your COE and talk with a local VA-experienced lender early.

Why a local lender matters near Fort Meade

Scott's number-one VA-loan surprise with Fort Meade buyers: loan surprises tend to show up when buyers work with a lender who is not local to the area. Those surprises can range from poor closing-cost estimates to sellers (and listing agents) being nervous about a company they are not familiar with.

In competitive Anne Arundel County contracts, familiarity and responsiveness are not "nice to have" - they affect how offers are received and how cleanly you close.

A near-miss with an online lender (Scott's story)

In Scott's words:

I had a deal earlier this year with some clients who were using a large online lender that was servicing their home's current mortgage. They wanted to buy their next home without selling their current home first and they wanted to use their VA again. They were qualified to do this without any issues. However their online lender dropped the ball about 2 weeks prior to closing and nearly cost them the house they were under contract to purchase. My Buyers talked to a local lender who I know well. He was able to get the deal done on time at a lower mortgage rate with lower closing costs for them. Their previous lender literally dropped the ball and never called them back to even apologize for his incompetence.

That is not an argument against every non-local lender - it is a reminder to vet who is going to pick up the phone two weeks before closing, especially when you are stacking VA entitlement, keeping a current home, and protecting a contract near base.

Ask your lender early about VA experience in Maryland, how they handle remaining entitlement, and how listing agents in this market know their team. Scott can introduce buyers to local VA-experienced lenders he works with regularly; the final choice of lender is always yours.

Appraisals, MPRs, and why your inspection still matters

VA appraisals include Minimum Property Requirements - safety, soundness, and sanitary standards - not a full home inspection. Locally, Scott's pattern around Odenton-Fort Meade is reassuring:

We do not tend to see major property condition issues with VA appraisals in this area. Normally if there is something along those lines, it will come up during the home inspection process.

So: budget for a thorough independent home inspection even when you are using VA. The appraisal protects the loan; the inspection protects you. Older townhomes, HOA communities, and homes with deferred maintenance can still need repair negotiations - those usually surface on inspection day, not as a surprise VA MPR crisis at the eleventh hour.

How BAH fits (without duplicating the full rate table)

Many Fort Meade buyers use BAH to help cover a mortgage payment after they buy. Fort Meade's duty-station ZIP 20755 sits in Military Housing Area MD133 ("Fort G. G. Meade, MD"), which also covers Odenton, Crofton, Severn, Hanover, Gambrills, and Laurel 20724. BAH is generally based on your permanent duty station ZIP, not the ZIP of the home you choose.

For the full 2026 grade-by-grade MD133 table, nearby MHA notes, and how rates compare to local prices, see our live deep-dive: 2026 Fort Meade BAH Rates. Always confirm your own rate with DTMO or your finance office.

A lender can turn a price range into a full monthly estimate (principal, interest, taxes, insurance, and HOA/condo fees). BAH is not a guarantee that rent or a mortgage will fit under your allowance alone - budget for utilities, maintenance, reserves, and the next PCS.
