2026 Fort Meade BAH Rates: What They Mean for Renting or Buying Near Base

If you have orders to Fort George G. Meade, welcome to the neighborhood. One of the first questions we hear from military families is simple: "How far will our BAH go here?" This guide covers the 2026 Basic Allowance for Housing (BAH) rates for Fort Meade, which nearby ZIP codes share those rates, and how BAH fits with renting or buying a home, including with a VA loan.

By Scott Smolen | The Scott Smolen Team

The basics: Fort Meade is MHA MD133

The Defense Travel Management Office (DTMO) sets BAH by Military Housing Area (MHA). Fort Meade's ZIP code, 20755, is in MHA MD133, "Fort G. G. Meade, MD." Several nearby communities share that same MHA:

  • 20755 Fort Meade
  • 21113 Odenton
  • 21114 Crofton
  • 21144 Severn
  • 21076 Hanover
  • 21054 Gambrills
  • 20724 Laurel

A few places close to base are in different MHAs. 20723 Laurel and Columbia (21044, 21045, 21046) are in MD129 Baltimore. 20707 and 20708 Laurel are in DC053 Washington, DC Metro Area.

The key distinction: BAH is generally based on the permanent duty station ZIP code, not the ZIP of the home you choose. An ordinary move between nearby off-base neighborhoods generally does not change that duty-station-based allowance. Special assignments, dependent-location rules, government housing and other entitlement situations can differ; confirm your case with your finance office.

The published 2026 BAH rates took effect January 1, 2026. The Department of Defense's December 11, 2025 BAH release reports a 4.2% average increase nationwide; individual housing areas and grades can differ.

What about 2027? 2027 rates haven't been released yet. DTMO usually announces new rates in mid-December, and they take effect January 1. If you PCS early in 2027, check the DTMO lookup once the new numbers are out.

Renting near Fort Meade

For many families, renting is the right first step, especially on a short tour or when you want time to learn the area before you buy. A useful way to start is to compare your BAH with typical local rents:

  • Local rents vary by neighborhood and home type. We can pull current lease comps for any community you're considering; just ask.

BAH reflects local rental costs and average utilities, including electricity, heating, water and sewer, and incorporates a 5% member cost-sharing component. It is not a promise to cover your entire housing bill. Compare the rent plus utilities you actually pay, and budget separately for internet and other household expenses. A lease's military clause may provide additional contractual rights, but qualifying SCRA lease-termination rights do not depend on having that clause. Notice and orders requirements still apply; consult military legal assistance about your situation.

Buying near Fort Meade with a VA loan

A lot of service members near Fort Meade buy instead of renting, and they often use BAH to help cover the mortgage. Here are the 2026 VA loan facts to know.

Loan limits

According to VA.gov, full entitlement means VA does not impose a county loan limit. Your lender must still approve the loan based on your finances, and the appraisal must support the transaction. VA generally guarantees only part of the loan; this is not unlimited borrowing approval.

If you have reduced entitlement, the county's one-unit conforming loan limit helps calculate your remaining guaranty and how much you may borrow without a down payment. It is not an absolute borrowing ceiling: a larger loan may be possible with sufficient down payment and lender approval. Confirm remaining entitlement on your COE. The FHFA 2026 county limits are:

  • Anne Arundel County: $832,750
  • Howard County: $832,750
  • Prince George's County: $1,249,125

Laurel and Hanover mailing areas can cross county boundaries. Use the property's actual county, not only its city name or ZIP code, when reviewing entitlement and taxes.

The VA funding fee

Most VA buyers pay a one-time funding fee, which can usually be rolled into the loan. For a purchase, per VA.gov:

Down paymentFirst useSubsequent use
Less than 5%2.15%3.3%
5% or more1.5%1.5%
10% or more1.25%1.25%

Good news for many veterans: If you receive VA disability compensation, you're exempt from the funding fee. VA lists some other exemptions too, including active-duty Purple Heart recipients, so check whether you qualify.

How prices compare to your BAH

Here's where local numbers matter most:

Anne Arundel County median sold price: $503,000 in September 2026, up 2.4% from a year earlier (all residential; source: Bright MLS, Baltimore Metro September 2026 Housing Market Report). Prices in Crofton, Odenton and Severn vary by neighborhood and home type.

Town-by-town, September 2026 vs. September 2025 (median sold price, all residential; source: Bright MLS):

TownZIPMedian sold price (Sept. 2026)Change vs. Sept. 2025Sales
Odenton21113$467,500Up 4.4%36
Gambrills21054$475,000Down 20.2%15
Crofton21114$455,000Down 7.1%25
Severn21144$540,000Up 5.4%32
Millersville21108$529,990Up 3.9%22
Crownsville21032$851,944Up 52.8%10
Davidsonville21035$1,125,000Up 38.5%8

Towns with only a handful of sales in a month, especially Crownsville, Davidsonville and Gambrills, can swing sharply from month to month, so treat single-month changes there with caution.

A lender can translate a price range into a full monthly-payment estimate, including principal, interest, taxes, insurance, and HOA or condo fees. Also budget for utilities, maintenance, repairs, closing costs and cash reserves. Buying may build equity, but appreciation and net sale proceeds are not guaranteed, especially during a short tour. Compare the expected holding period and the costs of selling or keeping the home after the next PCS.

A quick PCS checklist

  • Confirm your rate with the DTMO BAH lookup using your duty station ZIP (20755 for Fort Meade).
  • Get your Certificate of Eligibility (COE) through VA.gov or your lender if you plan to buy.
  • Talk to a VA-experienced lender early so you know your budget before you start touring homes.
  • Think about commute and schools. Fort Meade traffic patterns, school boundaries, and HOA rules vary a lot from one neighborhood to the next.
  • Plan for the next move. If you might keep the home as a rental after you leave, factor that in now.
