Mortgage activity is showing renewed momentum as interest rates briefly reached levels not seen in years. Last week, the 30-year fixed-rate mortgage dipped below the 6% mark for the first time since 2022, prompting many buyers and homeowners to take advantage of the opportunity.
According to the Mortgage Bankers Association (MBA), overall mortgage demand increased 28.5% in the week ending January 9. The rise reflects growing interest from both homebuyers and homeowners looking to refinance as borrowing costs eased.
Although rates have since moved slightly higher—daily measures of the 30-year fixed rate hovered around 6.07% as of Tuesday afternoon—the brief decline was enough to drive a noticeable surge in activity. More importantly, mortgage rates remain significantly lower than this time last year, when they were closer to 7%.
Refinancing and Purchase Activity See Strong Gains
Lower rates fueled a sharp increase in refinancing activity. Refinance applications jumped 40% from the previous week and were up 128% compared to the same time last year. Purchase applications also posted strong gains, rising 51% week over week and increasing 13% year over year. The data accounts for the New Year’s Day holiday.
These trends highlight how quickly buyers and homeowners respond to even small improvements in affordability, especially after a prolonged period of higher interest rates.
